Thistle Community Housing

A nonprofit organization

We believe that all residents of Boulder should have access to affordable housing. What does that mean?

  • That a Boulder Valley School District teacher can live in the same community as their students.
  • That a single parent and their little ones can find a safe place to live where they'll be able to grow and thrive.
  • That maintenance staff can make it to your neighborhood hospital even on the most treacherous of days because they don't have to worry about hours-long commute.
  • That the members of our community exiting homelessness have access to housing resources to help get them on their feet.

At Thistle Community Housing, we are committed to making Boulder a place for all. We know that our community is strongest when we support residents from diverse backgrounds and perspectives. And we know that producing, preserving, and protecting affordable housing solutions is one of the biggest ways to create thriving, healthy communities.

Will you join us and help be a part of Boulder County's housing solution?

Mission

The Mission of Thistle Community Housing is to produce, preserve, and protect quality, permanently-affordable rental and ownership homes for individuals, families, seniors and people with disabilities.

Background Statement

Our Programs:

THISTLE RENTAL HOMES -

• 574 homes that Thistle manages in Boulder County house over 1,200 people annually. These homes focus on households who earn less than 60% area median income (AMI) who may not be able to afford market rate rentals but want to live in and contribute to their communities.

• A Thistle household averages 2 members. In 2023, at 60% AMI, a 2-person renter household could earn up to $63,780 and still qualify.

THISTLE HOME OWNERSHIP -

• Through a Community Land Trust, we manage the sale of affordable homes for lower and moderate-income households. In any given year, approximately 8 of the homes in this program are bought and sold. The average sale price in 2022 was just over $119,000.

RESIDENT OWNED COMMUNITIES -

• Thistle ROC is the only Colorado affiliate of Resident Owned Communities USA, a program that helps residents of mobile home communities form a coop and purchase the land their homes are situated on. This preserves long-term affordability.
